When you're considering selling a real estate note, you're not just evaluating numbers – you're deciding who to trust with a significant financial asset.
I'm Andrew Hasser, founder of Wasatch Note Buyers.
After serving more than 20 years in the United States Air Force as a strategic intelligence analyst, I transitioned my focus to real estate investing, creative financing, and helping property owners solve complex real estate challenges.
Today I am a Utah real estate investor, licensed Realtor, private lender, educator, and active member of several real estate investment organizations. My goal is simple: give note holders straight answers, fair offers, and a respectful & diligent experience from start to finish.

Areas of Experience
My work centers on privately held real estate debt: seller-financed mortgage notes, promissory notes secured by a deed of trust or mortgage, land contracts, and the creative structures investors build around them – including wraparound notes and private loans I have funded myself. Most of that hands-on experience was earned in Utah and along the Wasatch Front, while the notes we review today are secured by property across the country.
If you want to see how I think about these assets, the pages below explain the mechanics in plain English:
- What determines a note's value – balance, rate, term, payment history, seasoning, collateral, and lien position.
- How a full note sale works – documentation, due diligence, assignment, and closing.
- Selling only part of a payment stream – when keeping some of the note makes more sense than selling all of it.
- Notes secured by commercial property – how office, retail, industrial, and mixed-use collateral is reviewed.
- Answers to the questions note holders ask most – balloons, second-position notes, land, credit, documents, and timelines.
Everything here is general education about real estate notes, not legal, tax, or investment advice, and not every note submitted will qualify for a purchase.
